Print a stylish color poster of the NAR Code of Ethics suitable for framing and hanging in your office. Realtors While the Code of Ethics establishes obligations that may be higher than those mandated by law, in any instance where the Code of Ethics and the law conflict, the obligations of the law must take precedence. Realtors decry potential loss of mortgage deduction - AZ Central.com
Realtors are taking to the road to fight against that and other issues they believe will hurt the already ailing housing market. Local and regional NAR leaders, as well as several agents, were there to protest the potential loss of the tax deduction as well as lower loan limits on government-backed mortgages. That's only a few thousand dollars more than the standard tax deduction. The deduction essentially drops the taxable income of homeowners because they can deduct the interest they pay on their mortgage in a year. The pricier the home and higher the mortgage, the bigger the deduction is for the tax filer. Fewer than 25 percent of homeowners earning about $50,000 benefited from the mortgage-interest deduction. If they lose the tax deduction, will that be the final incentive to walk away from their home and loan. Congress recently lowered the loan limit to 115 percent. Public Insurance Adjusters Can Help Realtors Sell a Home
In these trying times it is important for Real Estate Professionals and homeowners to not miss out on any opportunity to sell their homes. There are many challenges in selling a home and one with damage will only be sold at discounted price. There are times where this works and times where it is financially impossible to lower the price. Regardless why not get full market value when you sell your home. As a Realtor, when a client is looking to sell a home and you notice damage that is not from normal wear and tear, but from a sudden and accidental incident, the home owners' insurance policy may cover the repair or replacement of the damage item or system. The roof, walls, ceiling, flooring may all be covered. If you see evidence of smoke or water damage it would be a good time to contact a Certified Public Adjuster and have them offer a free property inspection. The complementary inspection may uncover a means to submit a property insurance claim to get the money to make the necessary repairs to facilitate a quick sell at full price. As a matter of fact it would be a good practice offer free Public Insurance Adjuster property inspections on all of your sellers' homes that you wish to list since you may not be trained to look for damage that may be recoverable in a property settlement claim. This will set you above your competition when fighting for a listing. The payoff is not just the listing and sell of a home, but when you uncover a potential claim that your seller is paid for and receive new money they were not expecting. That money may cover repairs or just go into the sellers' pocket. Either way, the Real Estate Broker is the hero and will be given many referrals by going above and beyond the contracted duties and working with a Public Adjuster. Many homes may have repairs required before they qualify for Conventional, FHA or VA mortgage programs. By having a complementary home inspection by a public adjuster as soon as you list the home the claims process can start immediately and help the home to be sold and the deal close sooner. This means unless there is a claim that they initiate and manage through settlement, there is no fee. For the home seller this is a great benefit, because there is no cash outlay. Any funds they get as a settlement will paid to the home owner. Therefore they can choose the contractor to do the work or do it themselves. This win-win situation is only a benefit to the homeowner and the Real Estate Professional. Realtors who work with Investors and Rehabbers will note that there are many potential claims that they overlook as they are just looking to rehab, rent out and or sell their properties for an investment. Many Insurance cover damages such as tenant vandalism that investors do not know are normally covered. In addition to performing the free property inspection. The Public Adjuster will review the insurance policy for investors, homeowners, landlords and small business owners to advise them of their coverage, terms, conditions and duties in event of property damage. The PA will help them navigate their duties and requirements the policy holder has and when they can do the work to sell the home as soon as possible. All to get money they were not expecting without the referral from their trusted Realtor. Our primary purpose is to help you navigate through the turbulent waters of settling your property loss claim. Just as any vessel needs an experienced captain and crew, so does the typical homeowner when battling against the insurance companies for their rights. Realtors

But, there's so much more with http://real-estate-text-messaging. When this prospective buyer receives their first text response with listing details, they also receive a hot link to either a mobile website for this listing or an interior photo. They also get a hot link to the listing agent's cell phone that dials the agent when they tap it. But, this is just the beginning of a listing marketing system that brings buyer and agent together in ways never before possible. The vast majority of cell phone users have unlimited text messaging plans. When a listing agent gives them the opportunity to find out more about a listing when they're driving by, they take advantage. The marketing doesn't stop with that response text with listing details. This system allows the agent to create a system much like drip email, but with text messages. Several messages can be set up in advance to "drip" out to the prospect in minutes, hours or days as programmed. So, they first get the listing details, then they get more info and an invitation in the second text to respond to the agent with a question about the listing. And, in this notification, the agent receives a hot link to their cell phone number, merely having to tap it to call them while they're sitting in front of the home. Or, a more subdued approach can be taken using the drip texting. The agent can have a second or third text sent minutes after the first offering their phone number and suggesting that the prospect tap it to call them with questions. The sharp agent will have an MMS go out perhaps the next day with a nice image of their business card and more info. Agents have found that they can use those 500 characters in an MMS to promote other listings they have in the area that the prospect may not have seen. Or, there can also be a link to a mobile optimized web page with other listing details nearby. All of this process is totally automated once it's set up, so the listing agent merely sits back and waits for the leads to come in on their cell phone, allowing the system to follow up, and calling the prospect as well. When you have a price reduction or other change in the listing, the system has maintained a list of all prospects who have sent in the text for more info. Realtors learning fine art of 'cash for keys'
Real Estate agents increasingly try to prevent scenes like this one. The National Association of Realtors reports that 21 percent of its members now hold special certifications to handle distressed property, up from 12 percent last year. Poland-Smith, for instance, says banks would call her for “broker price opinions” on various properties, a form of valuation that could be used for multiple purposes—including for a bank to estimate value in an eventual sale. Within a few years, banks began calling her to represent foreclosures. All the letters state that eviction is avoidable and money to move is available—if the occupants call her within a few weeks. In those cases, the lender must agree to accept the sale price. It’s a nice hunk of money for owners otherwise facing eventual foreclosure and a ruined credit profile, although it’s not an option for all sellers. According to RealtyTrac CEO James Saccacio, the typical foreclosed, bank-owned home sells for 40 percent below a comparable non-distressed property, while a short sale typically sells for 20 percent less. Capturing a home before it falls into foreclosure might make financial sense to lenders in some cases, he says. What would creat the greatest benefit to the American people if we stop paying the mortgage starting in November of this year. If everybody did this, you would force the banks to renegotiate your loan at the existing property value. If everybody did this, you would force the banks to renegotiate your loan at the existing property value. Since property values have fallen 40% your mortgage payment would drop 40% per month. You would still have the same home you have right now. For borrow and spend local politicians that would be like amputating their legs. One thing I can also think of fast is the insurance industry has slowly slipped a cash making machine into your house insurance premium. They make you pay on up to 1/2 the value of the property, house and land, for personal property. I told my agent I don't own anyPicasso's or Rembrandt's and don't have $10,000 pieces of jewelry around. He said that was all the computer would let him do. If you have a fire that destroyed the dwelling they would then ask for pictures ort receipts so would never pay you the full amount for loss of personal property they make you insure. What would creat the greatest benefit to the American people if we stop paying the mortgage starting in November of this year. You would still have the same home you have right now. I guarantee, I am going to live there and file appeals and put away as much cash as possible. The banks created this entitlement mentality with the bailouts and ruined america by doing no diligence on peoples ability to pay. I want to live there for 20+ months or more and go to the trough until there is nothing left. As far as your 'free money' drivel goes, it doesn't matter whether the house is occupied or not - if it is sold at a loss, the valuation of other homes in the neighborhood decrease - including yours. In reality, these people are doing you a favor by living in the house preventing the pipes from freezing, weeds from growing, and being ransacked by vandals. Real Estate Agents represents banks to stage and sell the foreclosured houses. You will get a very bad credits for a very long time. Your dream home has become nightmares and liabilities. The banks get what they want and the people who are in trouble are not thrown out in the streets by the cops in an embarrassing way and they get some money. So why don't they work with the home owners to restructure their mortgages. Because they make more money by wiping the loan off the books. It's kinda like selling toxic bundles to others (after standard and poors rated them a++) or selling them to the US as collateral. If you plan on purchasing a foreclosed house, you had better perform your due diligence and make absolutely certain that the selling bank had proper title before they foreclosed or you had better get some rock-solid title insurance from the selling bank. Make sure your Realtor is going to have nice pictures of your home that will make it desirable for buyers to want to come and look. Realtors Search online for that Realtor's other listings and see what you think. Did they only post a few pictures or did they really take the time and make sure all the great aspects are showcased. Look at the written descriptions, do they paint a desirable picture in their writing or just jot down a few things. Does your Realtor put in the time and effort to make your home stand out in a sea of other listings. Pricing your house correctly is extremely important if you want to sell your house and get the most you can out of it. How do you advertise my home to buyers and other Realtors. Throwing your listing up on MLS might not be enough. How often will they do an open house, what online sites do they use. Call people who recently used the Realtor to sell their home. If they don't want to give you contact information, that just might be the red flag you need to move on to someone else. Make sure you will have the Realtor you choose working with you. You don't want to be passed off to some assistant or someone with less experience and qualifications. If you find a Realtor you like you want to make sure they will be doing your open houses, available to take your calls and will be present at your closing. How will you keep in contact with me during the selling process, and how often. Chances are you will have many questions along the way. Is your Realtor going to be available for you to talk to daily if you need to. Are they going to keep in touch and let you know what potential buyers are saying about your home and make changes if necessary for your selling plan. If you aren't getting much interest, what are they going to do to change that. You will be paying your Realtor, how does their pay structure work and what are the terms. You may find most Realtors work similar but it never hurts to ask, and get it in writing. What if you choose a Realtor who seemed great when you interviewed him or her and down the road they turn into less than desirable. Will you be stuck with them or do they guarantee your happiness. Realtors disclose 95 cr unaccounted income - Times of India
Official sources said the unaccounted income disclosure is likely to cross Rs 100 crore as the scrutiny is still going on at the offices and houses of a couple of Realtors and it was likely to be concluded by Friday. Realtors In the three-day search and seizure operation against the Real Estate groups, the I-T sleuths seized cash worth Rs. About 35 premises of the city realtors were searched by the I-T sleuths including their offices in Mumbai and Ahmedabad. Till now, unaccounted income disclosure worth Rs 95 crore has been made by the realtors. This is the highest income disclosure in the current financial year," said a senior I-T officer. The parties under investigation revealed the income over and above the income they had reported in the tax returns. This income is then taxed at a rate of around 33 per cent. However, the investigations will continue and the raiding team will prepare a report on the basis of which further assessment will be made. There are chances that the assessees' tax liability would also be increased later on. Last year, during the same period, the I-T department had raided two real estate groups and a leading diamond company and recovered unaccounted income worth Rs 156 crore. If you can write with style, grace and good humor about some aspect of the real estate industry, and if you think your work belongs here, speak up. Never doubt it: There is always something to howl about. We are a real estate industry weblog, and much of our content concerns real estate marketing tools, technologies and techniques that real estate professionals might use in their own businesses. We are not selling real estate or loans or investments, and we are not walking on our tip-toes to avoid offending potential clients. If you are building or hope to build a lead-attracting real estate weblog, BloodhoundBlog is not a model for you to follow. Many of our contributors have client-focused weblogs, and those can be good models to work from. In addition, we wrote a book called Real Estate Weblogging 101 that explains how to build a successful real estate weblog. Perfectionism Is Killing Your Real Estate Marketing Efforts
Have you taken any recent inventory on what may be inhibiting you from moving forward or taking your business to the next level. In this brief article, we'll review some of the roadblocks that you may currently have setup that could be destroying results. Yes it sounds somewhat odd, but if we were to take a survey of all our members, I would venture to say that at a conservative minimum, 60%-70% are not keeping an updated blog. Take the time to evaluate your wide base of knowledge to come up with topics that you can share with your audience regularly. Additionally, it never hurts to reference other sources or even help to promote other professionals in your local area to build a referral base. I have spoken with various members who didn't want to have their personal name attached to a Facebook page or were afraid of showing up all over Google. This is exactly what you want if you intent to reach the most people. My estimation is that there are many of us who fear the rejection or judgment of others. If somebody doesn't like the way we act, talk, write, smell, look or even the information we promote, they may bash us for it. When it comes to doing business, some will like you, some won't, so what, somewhere, some will. The fear of not doing something properly or putting together an ugly site can paralyze you. The only way you're truly going to learn is if you take action on what we're teaching and then fix issues as they come up. In fact, when it comes to things like search engine optimization, Google changes its mind like a girl on 7 dates. So one day you may learn to follow one particular process and a day later all the rules of changed. That's why it pays to move forward and find out what needs to be tweaked as time goes on. And the best way to figure this stuff out is by trying to see what works. If you want to succeed in the Real Estate Marketing game, stop trying to be so dang perfect. And you'll be the one laughing straight to the bank. Real Estate Marketing
Realtors say: Sellers lower prices, but buyers don’t bite
Revenue was expected to be $635,000 for the year, which is $52,917 each month. Realtors The town collected $92,605 in June and $75,968 in July, but missed the mark in August with $40,733. Oddly enough that's not the stuff that's moving," Ms. Frey looks at the number of homes on the market as an indicator of the market's strength. There are about 270 single-family houses listed, compared to around 230 a few months ago. However, houses that have a deposit but are listed as "continue to show" can skew those numbers. It took a little while, but people are realizing what the market realities are and tend to be pricing a bit closer to the market. Everybody realizes that their home is worth less than it was at the height a few years ago. Other people are saying, you know what, I don't need this added stress right now. Kabasakalian is one of a number of local Realtors who have became a certified distressed property expert (CDPE). Her brokerage has put an emphasis on helping people in the need-to-sell category — and buyers looking for a deal — by navigating what can be a tricky system for the novice. I downsized my house, I knew I had to, and I did it before it was a problem," she said. Shapiro said most of her clients interested in the buy-side of short sale are investors. People looking to move are less likely to want to deal with short sales, she said. Shapiro said she recently had a buyer and seller agree on a $785,000 price, but the bank appraised the property at $760,000. In that case, the buyer came up $12,500 to meet the seller half-way, but the slightly lower final sale price will then affect future appraisal values, which are derived more clinically than negotiating a sale price or setting an asking price. Realtors report being out of commission for two weeks and some properties had to be cleaned up before they could be shown again. Frey continues to see in-town moves an indication of the town's value.

Realtors say most of the help is probably in the form of a gift. Parents who have been through previous Real Estate cycles see this as an opportunity. That can be done by writing a letter to the lender stating that the money is a gift, said Kieffer, the Danville Realtor. Realtors debunk all-encompassing home sale tax rumor
The unsolicited chain email, sent from "Michael W, Realtor," said, "If you sell your $400,000 home, there will be a $15,200 tax," and blames it on a provision of President Barack Obama's health care reform. Although there is a new capital gains tax two years down the road for some high-end home sales, the untrue assumption of an all-inclusive home sales tax has been surging on Internet blogs, in outraged email letters and even has been mentioned in some news forums, such as "Fox & Friends. The NAR got so many inquiries that it created a brochure to set the record straight. However, the new tax that will apply to a portion of gains on high-profit home sales by high-income owners takes effect in 2013 and is expected to help raise money to pay for the health care plan. Individual homeowners are allowed to exempt from taxes up to $250,000 in gains from a home sale and couples can exempt up to $500,000, said Spence Shumway, founder of the accounting firm StoneBridge. Agents are ready to explain, but he fears the rumor might prevent sellers or buyers from acting. America's Short Sale Conduit Eyes National Expansion - MarketWatch (press release)
The company eclipsed the 25 million dollar mark and expects to have more than 100 million dollars in residential properties in various stages of negotiation by the end of the quarter. Realtors Now the company plans on is expanding its participating Real Estate professional, bank and servicer network across the country. The residential real estate industry continues to be a major obstacle in America's economic recovery. The toxic combination of home value depression, job loss and the lack of new credit has devastated the real estate market. While the loan modification process continues to press forward the reality is many ultimately fail and homeowners are facing foreclosure. But now banks and servicers are more cooperative then ever in helping homeowners to sell and move on leaving the debt behind even offering cash incentives. Daily banks are announcing short sale initiative programs including ten, twenty or even thirty thousand dollars to homeowners who act now, list their home and sell rather than wait for foreclosure. The company then provides liquidity by purchasing commission receivables upfront. The company serves as a nucleus between homeowners, Realtors and banks delivering valuable resources and efficiency to short sale transactions. Darren Bell, the lead negotiator for ASSC says, "Banks and servicers appreciate what we do. We provide them with a complete package, documented properly and reviewed to insure that the request meets with their specific guidelines. We only work with homeowners who pass our prequalification test which includes a lien search, comparable review and an underwriting of the homeowners income, assets, hardship and overall situation. These days I'm seeing counter offers from the banks in 60 days or less. ASSC's singular focus on short sale negotiation makes its service efficient and effective. True to its mission to redefine real estate, ASSC offers an exclusive upfront commission purchase program "Freedom" that provides real estate agents and brokers cash flow within days of listing a short sale property. Last week the company launched its Promise program which provides participating realtors with upfront marketing dollars at the time a home is listed. When the transaction closes the marketing dollars are repaid but if the transaction falls through ASSC is not reimbursed. Cash flow for our real estate partners to build their business is critical during these times. The program is called Promise because we deliver on our promise or they keep our money, we know what we're doing and we'll make that bet," says Bernard Scott the broker of record for the company. Several of the bigger real estate chains are now pursuing ASSC integrating the platform into their organizations. The company itself is a licensed real estate broker but operates through its wide network of real estate professionals uniquely positioned to help the banks reach out to their clients. It's critical to have boots on the ground to reach out in a local way to homeowners and let them know the benefits of selling their home now and starting over. The company seems to have formulated the perfect mix of services and strategies to excite the banks, realtors and homeowners. Even hedge funds that have purchased non performing mortgage loans are looking at this innovative new platform to help them exit at high efficiency. Let's face it the real estate market needs a vibrant new strategy to spark recovery. Primarily, ASSC focuses on residential short sale listings servicing them from start to finish on a contingency basis. For more information call 1800-318-5110 or visit us on the web at www. Nevada Short Sales – Questions to Ask Your Realtor - RealEstateRama (press release)
Just because a Realtor is experienced, does not mean that he/she is experienced with short sales. Here's an example which illustrates the importance of hiring the right Real Estate agent to handle your short sale. If you needed to hire an airplane pilot to fly you across the country, there are literally thousands of licensed and experienced pilots to choose from. Now, let's take the same example and change the terms. What if the flight was going to be flown over a hostile, enemy country. Would you still want to hire a standard commercial pilot, or would you prefer to fly in an Air Force fighter jet flown by an experienced Top Gun certified pilot armed with the best missles and weapons to deter an enemy threat . Banks are quick to take advantage of Realtors who are unfamiliar with the short sale negotiation process. In a short sale transaction, you need a Realtor who is a short sale specialist and has extensive experience negotiating with banks. Never bet more than you can afford to lose and never wise-off to the bouncer. Myers said, "Sellers facing foreclosure must remember that banks are not looking out for you or your family. When you work with The Myers Team, our job is to get between you and the bank. It is our job to take away the stress and negotiate the best possible outcome. Ultimately, our job is to help our clients get a fresh start. Realtors

Real Estate Marketing Thus, it pays for Real Estate professionals to link up with a team that specializes in keeping up with the latest changes in Real Estate Marketing technology. In fact, by doing so, agents can quickly navigate through the hurdles and hang-ups that would otherwise keep them from producing the necessary leads and conversions. Schoenly continues, ?Our company has tried everything from weekly strategy sessions to offering an online school for Realtors, but it is apparent that our clients need more hands on involvement in order to succeed. Real estate professionals should be given the ability to invest most of their time and energy into the housing business instead of studying online strategies. It is not their responsibility to be an expert in both arenas. Therefore, we are now making it a priority to offer daily coaching to our clientele. Those who are interested in improving their online real estate marketing campaigns are encouraged to test drive this new program for improved accountability and conversions. The company is managed from two ?secret headquarters? deep within undisclosed locations of Central PA. Press release distribution and press release services by EmailWire.
Executive Q&A: Downturn makes job more interesting for new head of WRA - Madison.com
It was two summers ago when the WRA Board of Directors promisedTheo, 55, the job, pending the expected retirement of longtimestaff leader Bill Malkasian at the end of 2012. Realtors Malkasian, 59, isleaving, but his new employer — the National Association ofRealtors — moved his start date up to now, which pushed Theo'spromotion up by more than a year. But Theo, who's been workingclosely with Malkasian for the past 27 years as the WRA's chieflobbyist and vice president for legal and public affairs, said hewasn't disturbed by the compressed time line. It's good for me, good for the NAR and great for Bill. Its mainduties are providing education and other services to the group'smembership, now at nearly 14,000, and representing the industry'sinterests with state politicians and the public. Scott Walker, whomthe WRA endorsed and heavily backed with campaign contributions, the trade group now has more political clout than it did duringDemocratic Gov. Tom Larson, WRA's director of regulatory and legislativeaffairs, was promoted to Theo's old job. There's a lot of Realtors I've spoken to that came into thisindustry (in the early 1980s) when interest rates were at 18percent. That's almost a badge of honor with them, that they weresuccessful despite that and they persevered. So when I speak to Realtors today, I tell them, "You're thesurvivors (of the most recent crisis). Hopefully we're at thebottom of this, but you found a way to get through it. I've neverworked with a more talented group of Realtor leaders, and they arevery analytical and very sober about the marketplace, but to aperson they find optimism in it, too. That is just one of the joys of working here for 27 years. I'mevery bit as excited as I was on Day One because they make it easy. They know the market is hard, that they're goingto work twice as hard for every sale, that they're going to workharder with lenders, but they've got this can-do type of attitude. Buthistorically, it's been about what it is now for very many years. What we're left with is more ofthe professional, committed, full-time folks, possessing the skillsneeded to survive. Our strength is also reflected in the percentage ofstate-licensed agents that are members of our association. It'sthat crisis of confidence that is hanging over the market. We havefundamentals that are great, low interest rates and lots ofinventory, but if nobody is convinced they're going to still have ajob, they aren't buying. My goal would be to get people to think about it, and if theyhave even the foggiest notion of buying a home, triggered byinterest rates being low or seeing homes for sale, that they shouldcontact a Realtor. It doesn't cost them anything to contactsomeone, and they may be surprised at what's possible. Themarketplace after this (downturn) is going to be different than itwas before, and the association has to change accordingly. The market is going to demand, and agents are going to demand, that we focus on different things. We really need to know what fundamental changes arehappening. On the legal side, we also expect to have more of a focus onfinancial and lending issues. We almost have more banking lawyersthan Real Estate lawyers now. There's opportunities tolook at the data and derive some information that would be helpfulfor the members and the public going forward. This is what members are demanding, because this is how themarket is changing and this is what they need to work in it. This material may not be published, broadcast, rewritten or redistributed. Avoid sale sabotage by setting your home's price right - Detroit Free Press
For many Michigan autoworkers, the question isn't an economic debate. He accepted an offer for $75,000 after the home was on the market for 18 days. It was listed for $79,500 last month at a Realtor's recommendation. Zoom"We wanted a price that would move it quick without giving it away," said Burns, a cost analyst at Ford. ZoomThe three-bedroom, 1 1/2-bath home with 1,400 square feet has a brick fireplace. MoreTom Burns knew it was time to sell his parents' Wyandotte home this fall. His dad had passed on years ago, and mom had moved to Oregon to live with his sister. And 18 days later, he had an offer for $75,000 that he accepted. Too low and it might spark a bidding war, but still end up netting less than you need to pay off your mortgage. After losing nearly 80% of value in the housing slump, prices have rebounded about 15% from early 2009, he said. It has four bedrooms, 2 1/2 bathrooms, 2,386 square feet and a walkout basement. Hargreaves is the man's fourth agent, and the house has been on the market for 806 days. We polled some local Realtors, and here are their top tips for a quick sale: • Listen to your agent. They think they know how to do our job when this is what we do all day, every day. If we make a suggestion, don't take it personally," Hargreaves said. But they also take into account how the house might appraise as part of the mortgage application. Some clients in Grosse Pointe Farms spent three months getting their house in good condition to sell. After the work was done, they marketed the 1,800-square-foot Colonial for $189,000 and received an offer close to that within 10 days on the market, he said. If you set your price above the market, no one is going to look at your property because they are looking at the lower-priced homes. But no one knew in 2007 how far down the market would go. The client chased the market down in small increments to $99,000, and recently got a $50,000 short sale offer. The sellers had several offers, but the house could not appraise for the offer price as the market continued to fall. I don't want to waste my time and buyers are very educated. Sellers would overprice a little to see how the market responded. Now, Bahry says more agents are putting low prices on homes to elicit bidding wars and discourage low-ball offers. But the market for the private homes is not moving unless they are giving it away," he said. His dad had passed on years ago, and mom had moved to Oregon to live with his sister. Realtors

Oklahoma Association of Realtors CEO found her niche in Virginia - NewsOK.com
This material may not be published, broadcast, rewritten, or redistributed. Realtors Off she went to college at the University of Nebraska, with warm memories of her dad, and especially the help he gave that young couple, tucked away with other times living in Bellevue, Neb. She found that Realtors make it a habit to take care of their clients. When the tour first started, it hit just the big cities. Is it just now getting to smaller cities, or is there something about Norman, or Oklahoma, that prompted the stop here. It's exciting for our Realtors because of what the bus represents: The fact that homeownership does matter in this country by improving our communities and strengthening our economy. After he retired from the Air Force, he became a Real Estate broker, and I have warm memories of all the personal help he provided to his clients — even lending $500 to a young couple once to help them with their down payment. When I was in college, that program was under the journalism degree, and so that's where I started. Somewhere along the line, though, I just happened to take a class in public relations, and that was like a light bulb. My husband and I love old houses and historic sites, plus he's a great storyteller, so that would be a great combination. It's fulfilling to know that I've got memories to pass on to my kids someday. Plus, I never really sit still and it gives me something creative to do while I'm relaxing at home. I also enjoy walking our dogs with my husband and reading as much as I can. With a little help from the parents - San Jose Mercury News
Fernandez moved into the Pointe Pacific condominium about four months ago, after his parents helped him come up with the down payment. Without the financial help from his parents, Fernandez could not have bought his condo. I had set aside some money myself but they supplemented it greatly," said the 27-year-old, who works in engineering after graduating last year from San Francisco State with a degree in mechanical engineering. Hard numbers are difficult to come by, but from April to June 2011, 21. Realtors say most of the help is probably in the form of a gift. Parents who have been through previous Real Estate cycles see this as an opportunity. They also need to be sure that giving the money away won't hurt their own retirement plans. Anything above the annual cap is subtracted from the lifetime $5 million limit for making tax-free gifts. If taxpayers think they are going to go over the annual cap, they should first consult a financial planner or certified public accountant to discuss the tax implications, said Rouse. That can be done by writing a letter to the lender stating that the money is a gift, said Kieffer, the Danville Realtor. Otherwise, the lender will look at the down payment as a loan that has to repaid, which could make it harder for the child to get financing. Even though home prices are at a low point, "the down payment can be pretty daunting in the Bay Area," especially if the buyer is seeking a conventional loan that typically requires at least a 20 percent down payment, Kieffer said. An FHA down payment lessens the likelihood of running into gift-tax issues, he said. The excess amount is counted toward what can be given away tax-free during your lifetime. For estates of taxpayers who die in 2011, the lifetime exclusion is $5 million. The value of an estate plus prior taxable gifts above that amount is subject to being taxed up to 35 percent. Realtors

It also will take money to implement some of the ideas that the association's still-new-these-parts CEO, Lisa Noon, brought when she came on last spring, he said, noting that he will work on strategy and "let Lisa run the association. This kind of market, she said, makes Realtors' services especially important for assisting "buyers in a sea of uncertainty" and keeping sellers from stumbling into tangles of legal liability. Home inventory down, pending sales up, according to NABOR report - Naples Daily News
In the third quarter, homes under $300,000 saw the biggest drop in inventory from 4,657 to 3,572. For the 12 months ending September 2011, all Naples geographic areas showed an increase in pending sales compared to year ago. Properties in the Naples Beach area had 1,776 contracts for the 12 months ending in September, compared to 1,471 contracts for the 12 months ending in September of last year, the report shows. The average number of days a property was on the market decreased 11 percent. This is a sign that banks are willing to work with homeowners. That was up 11 percent from 4,371 condo sales in the previous year, which local Realtors view as another positive sign. This material may not be published, broadcast, rewritten or redistributed.
