Economic uncertainty leads to canceled home contracts - Washington Post

Or are they essentially fouling out of the game, unable to close deals because of financing and credit issues. According to the National Association of Realtors, one of every six Real Estate agents polled in June reported having signed contracts canceled before closing — up from just one in 25 the month before. The typical monthly cancellation rate over the past 16 months has ranged in a narrow band between 8 percent and 10 percent. Lawrence Yun, the chief economist of the realty association, says that the sudden swing is surprising and worrisome, and that there are no hard statistics available on the causes. The most likely suspects, Yun says, are low-ball appraisals and tough mortgage underwriting rules that knock buyers out of contracts through mortgage contingency clauses. In turn, brokers say, that is making buyers less willing to risk a major purchase, making them pickier and more demanding when defects are found in home inspections, and frequently leading to contract cancellations for relatively minor reasons. As a result, he says, “they’re terminating contracts that in the past would have gone to closing. Or maybe a floor covering is worn and should eventually be replaced. Previously, buyers who truly wanted a house might let those issues pass; now they want the contract price reduced in compensation, or they want the replacement or repair made before closing. Some sellers are willing to negotiate, but others think the contract price on the house is as low as they can go. If the parties can’t bridge the gap, the deal disintegrates. Buyers negotiating with banks often wait months to get an answer on their offer, triggering repeated extensions of the contract terms. Eventually buyers lose patience, throw up their hands and say forget it. That price, Smith says, was well in line with recent sales of similar units. Economist For Realtors Group Discusses Mortgage Deduction

They talk about why Realtors are concerned about proposed changes to the home mortgage interest deduction. Realtors In the last election cycle, Real Estate PACs spent $9 million evenly divided among Republicans and Democrats. So what groups like the National Association of Realtors, which is the biggest in the real estate lobby, say really counts in Washington. And Jed Smith is managing director of quantitative research with the group. Of the 75 million homeowners, approximately two-thirds of them in this country have a mortgage and the majority of those people take a deduction. They have to be able to itemize their income taxes, and the bigger the tax bracket you're in the greater benefit you have. Why should lower-income homeowners subsidize wealthier people. And 91 percent of the people make less than 200,000 a year. Furthermore, homeowners pay somewhere between 80 and 90 percent of all the personal income taxes in this country. So, while it is a subsidy, it's maybe the only subsidy that most of these homeowners receive. Actually, we find that two-thirds of the people living in apartments support mortgage interest deduction. I think that may very well be because homeownership in this country is sort of the American dream and everyone sees the advantage of the current system. If everybody is getting cut, why shouldn't people with mortgages. We think, however, that there are a lot of social advantages to having a nation of homeowners. And people who own houses tend to have better financial situations; their children tend to do better in school. There are all sorts of social advantages to society as a whole as well as the obvious economic advantages. It doesn't make them that much more secure to own the home. And we think that goes a long way towards helping them move along and realizing the American dream. I mean, do we think -Jefferson didn't think in terms of having the beach house, the condo in Vail. And so that's a totally different type of business. And then you have to look at this in terms of does it make economic sense, and it appears to be that way. Economist For Realtors Group Discusses Mortgage Deduction - NPR

They talk about why Realtors are concerned about proposed changes to the home mortgage interest deduction. Realtors In the last election cycle, Real Estate PACs spent $9 million evenly divided among Republicans and Democrats. So what groups like the National Association of Realtors, which is the biggest in the real estate lobby, say really counts in Washington. And Jed Smith is managing director of quantitative research with the group. Of the 75 million homeowners, approximately two-thirds of them in this country have a mortgage and the majority of those people take a deduction. They have to be able to itemize their income taxes, and the bigger the tax bracket you're in the greater benefit you have. Why should lower-income homeowners subsidize wealthier people. And 91 percent of the people make less than 200,000 a year. Furthermore, homeowners pay somewhere between 80 and 90 percent of all the personal income taxes in this country. So, while it is a subsidy, it's maybe the only subsidy that most of these homeowners receive. Actually, we find that two-thirds of the people living in apartments support mortgage interest deduction. I think that may very well be because homeownership in this country is sort of the American dream and everyone sees the advantage of the current system. If everybody is getting cut, why shouldn't people with mortgages. We think, however, that there are a lot of social advantages to having a nation of homeowners. And people who own houses tend to have better financial situations; their children tend to do better in school. There are all sorts of social advantages to society as a whole as well as the obvious economic advantages. It doesn't make them that much more secure to own the home. And we think that goes a long way towards helping them move along and realizing the American dream. I mean, do we think -Jefferson didn't think in terms of having the beach house, the condo in Vail. And so that's a totally different type of business. And then you have to look at this in terms of does it make economic sense, and it appears to be that way. Recently, I met a couple on my Sunday tour of homes that really liked the idea of my tour. See six homes within two hours without tying up your whole afternoon. Unfortunately, selling Real Estate is not an event, but rather a process, and at times a long, arduous one. I had been following up with this couple that I had met on my tour for a few weeks already and they would talk my ear off whenever I'd call but they were reluctant to meet with me. After pressing the issue, the wife relented and said that she and her husband don't need a Realtor and they are looking themselves using free websites online. They are really frustrated at the process and said that the real estate industry has changed from when they first purchased years ago. In the past our only competition was another Realtor. Nowadays it appears that we have another competitor vying for our clients' attention. Real estate websites such as Zillow, Trulia, and Redfin have made money commoditizing the real estate industry. Zillow and Trulia offer listings for free while Redfin offers to turn over the buyer's commission to the purchasers of the property after they have taken their split. There Advertisementare people who have researched online who dive into the whole transaction of buying and selling their homes themselves only to find that it would have been best if they had hired a real estate agent. Most sellers you ask are trying to avoid the Realtors' fees, or they do not think that they will need the Realtor's services to get the best deal in town. These are the primary reasons people give when asked why they don't seek the help of a Realtor. Buyers and sellers have a tendency to get caught up in how much the Realtor is making in the process of the sale. The focus should be on the value the experienced Realtor brings to the transaction. It is hard to get a website to advocate for you in the process of the sale. Information available online is extracted from the Multiple Listing Service and that information is maintained and updated by the licensed Realtor who has the listing. When we get calls from clients asking for information on homes they have seen online it is not uncommon for the listing to be sold already. This could be avoided if the client is working with an agent and receives updated information as soon as it occurs. After losing two potential buyers in contract, his lender convinced him to revisit a short sale, but later demanded a cash contribution of $2,000 as a condition of short-sale approval and that he sign a promissory note for a new, unsecured loan of $8,000. Additionally, the bank has reappraised the home for an amount 31 percent higher than the initial appraisal, which was conducted only about a year prior. The homeowner now has a third buyer in contract but faces foreclosure because the bank is unwilling to consider another appraisal. This survey is a follow-up to a survey conducted in December 2010.
