IndiaReit Funds Advisors invests Rs 200 crore in Omkar Realtors - Economic Times
According to the deal structure, the PE fund will also get 10% incremental return and will control 30% of the special purpose vehicle executing project until these returns are delivered. This is the first PE transaction for realty developer, while IndiaReit's or any private equity fund's first investment into any slum rehabilitation related project in Mumbai Metropolitan Region. The project will have a total of over 1 million sq ft of free sale component for Omkar Realtors and involves rehabilitation of around 1,850 families. Of the free sale component, around 75% of space will be developed as two 60 storey luxury residential towers, while rest will be a commercial complex. IndiaReit will be investing in the project through its fourth domestic fund worth . With this investment, the fund would have 50% out of total corpus of Rs 930 crore as committed.
